Time Sensitive Deal - Must Act Quickly

Fire damaged property that needs a fire sale.

Located just a few blocks from University of Louisville, would make a great rental for college students.

Zoned as a Duplex/Commercial lot, but has been used as a SFR. Was last used as a 4 bed 2 bath house for a family. House also has a cottage on the lot that was used as a separate rental at one point.

2nd floor had a fire about 2 weeks ago. City is in the process of obtaining an emergency demolition order due to debris falling onto the neighboring houses.

Would recommend obtaining a structural engineering report and getting an injunction to stop the demolition order.

The first floor looks okay and looks like it can be salvaged (my personal opinion, have not obtained a structural engineering report.) Most of the damaged seems to have been done to the 2nd floor.

Several options here - tear it down and build new, rebuild and configure how you want it, make it a mixed use property with the zoning, maybe a rent by the room configuration? Conduct your own due diligence.

Time is of the essence here. Would need to act quickly to obtain title search, get structural engineer report, and file for injunction to stop the demo.
